For over 20 years, Clinton Arentz has provided development management services for a range of commercial, industrial and residential projects, operating as both a development manager and project joint venture participant on a case by case basis with a wide range of investors and lending institutions in various joint venture and development management structures.

  • Significant experience across commercial, industrial & medium density residential new-build projects & refurbishments.
  • Particular experience in urban renewal, urban infill and project re-positioning.
  • Working with pre-commitment opportunities for design & construct premises.
  • Site acquisition & due diligence, project identification and feasibility assessments.
  • Coordinating all planning requirements and all construction and project management roles.
  • Acting as Superintendent for the construction contracts in the projects in his portfolio.
  • Coordinating community consultation processes to successful outcomes where required.
  • Establishing the framework for project marketing campaigns and leasing or sales programs, including the coordinating of external sales teams or direct one on one negotiations..
  • Proven working knowledge of project accounts management, cash-flow and budget management, finance raising for projects as required and subsequently managing those banking relationships.
  • Managing both the legal drafting of commercial lease and sale contracts, as well as joint venture structures and various project agreements including construction contracts..
  • Excellent communication skills for effectively liaising with and reporting to, key stakeholders and project participants at all levels of management.
  • Confident and competent communicator and public speaker both in live forums and press interviews.
  • Conflict resolution and dispute mediation as and where required.
  • Distressed project recovery and value adding where possible.
  • Managing large and small teams to deadlines and budgets.

Some of these capabilities were showcased most recently, in delivering the Darwin and Mackay projects over the past 5 years. Negotiating directly as principal, Arentz has concluded lease transactions with Northern Territory Government (Dept of Lands & Planning), AeroGlass Pty Ltd, AFS Pharmacies, Aspec Engineering, Coffey Information, Corporate Express, Crown Lifting Equipment, Downer EDI, Eickhoff Engineering, Fenner Dunlop, Jarvie Engineering, Jeminex Limited, Kone Cranes, Mackay Shooters Firearms, Meng Tyre Group, Metso Minerals Aust Limited, Moorvale Earthmoving, Parasol EMT Medical Recoveries, Runge Limited, Schenck Process Limited, Sonic Health Care, Stellar Recruitment, Synergy Professional Accountants, Tropical Safety, Tyco International and WGT Mining. Many investment sales to local high net worth individuals, and SMSF’s were negotiated directly by Clinton.

Capabilities which he has developed over his two decades of working with, and negotiating and concluding transactions with, a wide range of industry participants and stakeholders including various local and state government entities and planning authorities, large and small business enterprises.

Clinton has a thorough working knowledge of the development and asset management process and is experienced in dealing with industry consultants such as lawyers, accountants, town planners, architects, engineers, quantity surveyors, marketers and advertising groups, as well as construction companies and their project staff. He has worked closely with a range of leading banks, financiers, valuation groups, joint venture and syndicate groups, and managed those relationships, in person, from project to project.

The delivery of the highly acclaimed Terminus Business Park in Paget during 2010/20012 set a new standard for commercial real estate in central Queensland and positioned Arentz’s Winston Group as an industry leader in industrial development in the region, with the Queensland Master Builders Award for Construction Excellence and a host of quality tenants.

In 2013, Arentz started the first stage of Evo Business Centre, a high quality showroom and warehouse complex also in Paget with the development substantially leased or sold by late 2015. On the back of this performance, Arentz coordinated the acquisition of a strategic 10-hectare parcel of prime industrial land during 2014 for a local syndicate group.
